Listed-property turnaround · 2012–2015
Resolving listed-building enforcement
A route forward for a stalled listed development.
A two-property development constrained by listed-building enforcement following its initial refurbishment needed a coordinated route back to planning consent.
Explore the challenge, approach and outcome
The challenge
Listed properties, Kendal Street, London. Refurbishment works had attracted enforcement, leaving the development unable to progress as intended. The residential accommodation, commercial frontage and building requirements needed to be considered together.
The approach
The turnaround brought together revised architectural proposals, planning-authority liaison and coordination of the professional team. Correspondence records layout revisions, shopfront proposals and the preparation of detailed works schedules.
The outcome
Planning consent was ultimately secured, unlocking the stalled development. The project demonstrates the value of coordinating design changes and planning requirements around a difficult starting position.

Development & planning coordination · 2014–2026
Coordinating complex planning consent
Sustained coordination through to planning permission.
A London redevelopment required years of design development and coordination between the ownership, planning, legal and funding teams.
Explore the challenge, approach and outcome
The challenge
Redevelopment site, NW London. Design revisions, supporting assessments, the planning agreement and lender reporting created interdependent tasks across several professional disciplines.
The approach
The programme brought consultant information, execution documents and council follow-ups together. Particular attention went to progressing the Section 106 agreement and keeping funding contacts informed as the planning position developed.
The outcome
The planning consultant confirmed that permission had been issued on 1 May 2026, following completion of the Section 106 agreement. The achievement shown here is the planning milestone.

Commercial transaction coordination · 2019
Bringing a commercial deal to completion
Bringing a Mayfair transaction to completion.
A commercial property transaction required close coordination of funds, legal documentation and completion arrangements.
Explore the challenge, approach and outcome
The challenge
Commercial unit, Davies Street, Mayfair. The completion timetable depended on funds arriving alongside the final legal and financial requirements.
The approach
Coordination continued through the completion arrangements and into the reconciliation of the financial statement, bringing together transaction costs, tax items and the supporting records with the appointed advisers.
The outcome
The transaction solicitor confirmed completion on 29 March 2019 and arranged the handover of keys. Post-completion work then focused on reconciling the financial position and assembling the records.

Planning appeal · 2019
Navigating a planning appeal
A positive outcome through the appeal process.
A property planning matter progressed through an appeal with specialist planning advisers.

The challenge
Residential property, Swakeleys Road. The planning position required a formal appeal route and a clear record of the proposed use and associated requirements.
The approach
The project involved communication with the appointed planning team and coordination of the information and decision documents needed to understand the appeal and its implications.
The outcome
On 8 August 2019, the planning adviser confirmed that the appeal had been allowed and planning permission granted on the deemed application, subject to conditions.


Acquisition & land coordination · 2020–2026
Connecting acquisition and land interests
Connecting acquisition, development and title requirements.
The Park Road development site combined an acquisition with local-authority interests and later land-transfer consent requirements.

The challenge
Development site, Bradford. Historic council arrangements, transaction documents and title restrictions needed careful coordination at distinct stages of the project.
The approach
Early work included council engagement on the buyback position and the proposed development. Transaction coordination brought signed deeds and the professional teams together. Later work assembled historic correspondence and checked council consent letters against the title requirements.
The outcome
The conveyancing and corporate transaction completed on 29 April 2021. In August 2026, corrected council consent letters were issued for the subsequent land-transfer process.

Residential planning & implementation coordination · 2020–2025
Progressing consent towards delivery
From an initial proposal to consent and condition approvals.
A mixed-use proposal for 59 apartments and commercial uses progressed from pre-application design into a coordinated planning submission.

The challenge
Residential development, Bradford. Architecture, amenity space, parking, drainage and technical assessments needed to be brought into a complete planning package, followed by the requirements for implementation.
The approach
Pre-application work was submitted in July 2020, followed by the full application in August 2021. Later work addressed pre-commencement details and the evidence needed for a lawful-start application. Further scheme amendments were also explored.
The outcome
Planning permission was secured, followed by approval of pre-commencement details. Lawful-commencement and later amendment work are separate from those confirmed approvals.

Business transformation & sale · Transformation through to sale in 2018
Transforming a business for sale
Renewing a family business for its next chapter.
An established family pharmacy business with around three decades of history was repositioned through a rebrand, retail investment and acquisition before its sale to a private equity firm.
Explore the challenge, approach and outcome
The challenge
Prince Pharmacy, central London. The business needed a refreshed identity and retail environment while maintaining the operational discipline required for expansion and a change of ownership.
The approach
The transformation combined rebranding, refurbishment of retail locations and the acquisition of a Kensington branch. Sale preparation and post-completion work brought together business records, property documentation and financial information for the professional advisers.
The outcome
The business was successfully sold to a private equity firm. Subsequent growth under later ownership is a separate chapter: Prince Pharmacy now lists six London branches on its own website.
